Clyde Gateway is set to unveil plans for its latest initiative – the £500m Clyde Gateway Innovation – at this year’s UK Real Estate Investment & Infrastructure Forum (UKREiiF) in Leeds.

Spanning more than 100 hectares across Glasgow’s east end and South Lanarkshire – an area equivalent to over 130 football pitches – the development aims to deliver a vibrant, mixed-use ecosystem designed to attract inward investment and support the growth of high-value sectors such as high value manufacturing (HVM), R&D, life sciences, healthtech and more.

Backed by Glasgow City Council, South Lanarkshire Council, Scottish Enterprise, and academic partners including the University of Strathclyde, the masterplan outlines a “development-ready” pipeline of commercial and industrial opportunities.

The vision includes up to one million square feet of flexible business and lab-enabled workspace, innovation labs, hotel and residential developments, all integrated with green infrastructure and existing low-carbon heat networks along the River Clyde corridor.

Among the flagship projects being brought forward are:

• Red Tree Labs, Shawfield: A hub of flexible laboratory spaces connected to a low-carbon ambient loop heat network. With full planning consent already in place, Clyde Gateway says the facilities will address a growing demand for high-quality research space in Glasgow.

• Innovation Central: A landmark anchor building located next to the River Clyde, offering modern workspace and shared event facilities to serve as the heart of the new innovation district.

• XWorks, Dalmarnock: A 40,000 sq ft HVM facility for which a detailed planning application was submitted on 16 May 2025.

• Dalmarnock Hotel Proposal: A 130-bed hotel next to Dalmarnock train station, offering direct access to key attractions like the Emirates Arena and Celtic Park.

• Dalmarnock Riverside: A new riverside development featuring almost 80,000 sq ft of lab-enabled office space across two buildings, with an emphasis on wellness, sustainability and collaboration.

Clyde Gateway said the combined developments would unlock the area’s long-term potential as a magnet for innovation-led investment, with the scale and flexibility to meet the evolving needs of Scotland’s growing tech, science and advanced manufacturing sectors.

The full Clyde Gateway Innovation masterplan will be showcased to investors and developers at UKREiiF, where the project team hopes to attract new partnerships and accelerate the delivery of this next phase of regeneration.
